House Rules for Seasonal Rentals
Compliance with the house rules is mandatory during your stay. Failure to comply with these rules may result in penalties, such as deductions from the security deposit by the manager, "Ardn-bnb."
General Conditions
All guests (as well as visitors) must comply with the house rules and all other instructions provided by the manager, "Ardn-bnb." Please adhere to the following guidelines:

Check-in and Check-out

1.1 Check-in is possible at any time from 4:00 PM unless otherwise stated.

1.2 Check-out is scheduled for no later than 11:00 AM, unless otherwise specified. In case of an unreasonably late check-out, the guest agrees to pay for an additional night. Ardn-bnb will be the sole judge of what constitutes an unreasonable delay and is entitled to deduct these charges from the security deposit.

1.3 Upon departure, guests must return the keys as per the specified procedure. Losing a key will result in a €100 deduction from the security deposit.

1.4 The departure instructions provided must be followed. Guests are required to dispose of their trash and recyclable waste in the designated bins, following the property's waste disposal procedure. Under no circumstances should waste be left in public areas or common spaces.

Respect for Neighbors
- 2.1 Guests are fully responsible at all times for the safety of their children and any disturbances caused to the neighborhood.
- 2.2 Guests should minimize noise levels to avoid disturbing neighboring residents, particularly at night (10:00 PM – 8:00 AM), as well as during arrival and departure.
- 2.3 Guests must not engage in antisocial behavior. They are expected to minimize their immediate impact on neighbors and local residents.

Prohibitions
- 3.1 Noise disturbances are prohibited at all times and may result in the termination of the rental contract, eviction, loss of paid fees, and deductions from the security deposit. In some accommodations, a noise monitoring system is installed; details regarding this system are provided in the guest guide.
- 3.2 Guests are not allowed to invite visitors during their stay.
- 3.3 It is strictly forbidden to organize parties or large gatherings on the property. Failure to comply may result in eviction, loss of paid fees, and full forfeiture of the security deposit.
- 3.4 Smoking is not permitted inside the property. If a guest is found to have smoked indoors, a €250 fine will be applied and deducted from the security deposit. Guests must dispose of their cigarette butts properly (e.g., in a trash bin) and must not throw them on the property grounds. Failure to comply will result in a €50 deduction from the security deposit.

When You Are Away
- 4.1 Whenever guests leave the property, they must ensure that all windows and doors are closed and/or locked to maintain the security of the accommodation and prevent potential damage caused by weather conditions.
- 4.2 Guests must turn off lights, air conditioning, fans, and electronic devices (such as televisions) when not in use to conserve energy. It is strictly forbidden to leave the air conditioning on when guests are absent from the property.

Complaints and Damages
- 5.1 Any broken items or damages noticed upon arrival must be reported to the manager, "Ardn-bnb," within 4 hours of check-in. Failure to report damages may result in a deduction from the security deposit.
- 5.2 Guests must immediately report any damages they have caused or any complaints they may have during their stay.
- 5.3 Any damage or loss of furniture or other property may result in a deduction from the security deposit. The manager, "Ardn-bnb," will conduct a property inspection after each guest's departure.
- 5.4 To prevent damage, guests must not move furniture from one room to another without prior approval. Additionally, towels must not be taken outside the property.
- 5.5 Ardn-bnb is not responsible for any misuse of the provided equipment (non-exhaustive examples: kettle, electrical outlets, hairdryer, etc.).

Pets
- 6.1 Pets are only permitted if explicitly stated in the property listing.
- 6.2 If pets are allowed, Ardn-bnb will inform the guest of the specific rules. The presence of unauthorized pets will result in full forfeiture of the security deposit and immediate eviction.

Non-Compliance with the Rules
- 7.1 Failure to comply with any rule in this house policy constitutes a violation of the general rental conditions.
- 7.2 The owner and manager reserve the right to terminate the rental agreement and evict any guest or visitor who fails to comply with the house rules or causes disturbances to neighbors or other residents of the community.

Cancellation Policy
Unless otherwise specified during the booking process (e.g., specific conditions related to a third-party rental platform), if a guest wishes to cancel their reservation, the refund policy is as follows:
- 100% refund if cancellation occurs within 48 hours of booking (unless the check-in date is within less than 48 hours).
- 50% refund if cancellation occurs at least 30 days before the check-in date.
- 25% refund if cancellation occurs between 14 and 30 days before the check-in date. Different conditions may apply depending on the booking platform.

Penalties for Non-Compliance with Check-out Instructions (Prices Include VAT) Each additional hour started will be charged.
- 9.1 Extra cleaning beyond standard time: €36.30 per extra hour
- 9.2 Technical intervention for damage (excluding materials, invoiced separately): €42.35 per hour
- 9.3 Administrative follow-up for dispute resolution: €42.35 per hour
- 9.4 Waste disposal (including leftover food in the fridge): €60 for properties with more than 10 guests and €30 for properties with up to 10 guests
- 9.5 Dirty or unwashed dishes left behind: €60 for houses with more than 10 guests and €30 for houses with up to 10 guests
- 9.6 Repositioning moved furniture: €42.35 per hour
- 9.7 Barbecue cleaning: €50
- 9.8 Unmade beds (for properties with more than 10 guests): €30
- 9.9 Oven cleaning if excessively dirty: €30.
